An attractive period property sitting in an area of the countryside which was formerly part of the Honing Estate in Crostwight, North Walsham, is on the market for offers in excess of £750,000.

Old Farm House is on the market with Brown&Co and is one of several outbuildings belonging to the former Crostwight Hall – a mid-16th century country house with later alterations which belonged to the first Prime Minister of Great Britain, Robert Walpole, who acquired the property in 1720.

According to Brown&Co, Crostwight Hall and the associated buildings were purchased by Hanger Developments around 1985 and were commended with an award in 1991 by the Royal Institution of Chartered Surveyors for the sensitivity and skill used to integrate flint, stone and brick quoining to harmonise with the old buildings.

Old Farm House itself is constructed of mellow Norfolk brick under a pantile roof, and the lower two storeys are composed of brickwork from the 16th or early 17th century in a rough English bond, according to the agent.

It boasts well-arranged accommodation over three floors, with the ground floor comprising a hall, cloakroom, sitting room, utility and kitchen/dining room.

The dual-aspect, double-height sitting room features a wood burner, exposed beams and shuttered windows, as well as a striking balcony with plenty of fitted shelving for books. This gives the room a cosy, cottagecore feel, perfect for those who love to curl up with a book.

The entrance hall’s stunning stone floor leads into the kitchen/dining room, which is of a good size, with shaker style wall and base units and a bay window overlooking the grounds to the front of the house.

Completing the ground floor are a utility with further storage, space for appliances and access to the garden, plus an adjoining cloakroom.

Old Farm House’s four bedrooms are arranged over the first and second floors, with one bedroom on the first floor complete with en-suite bathroom leading to the sitting room’s balcony. This bedroom is currently used as a second sitting room/snug.

The large principal bedroom, two further bedrooms and a shower room are found on the second floor. The double-aspect principal bedroom benefits from lovely views over the front and rear gardens.

Outside, Old Farm House is accessed via a tree-lined private driveway leading to both a parking area at the front of the house and a double garage at the rear.

Brown&Co describes the gardens and grounds as “a major feature”. The south and west-facing front garden is mostly laid to lawn with a neat shingle path to the front door. Beyond the driveway, a private woodland to the east includes wild bluebell and garlic woods.

Meanwhile, the private rear garden faces east and includes a patio overlooking an area of lawn with herbaceous beds and borders.

A large, brick and flint outbuilding positioned in the centre of the rear lawn, formerly a piggery, offers a useful storage space while also creating a secluded area at the end of the garden.

A red-brick patio is set against the backdrop of the outbuilding’s pretty, rose-covered flint wall.

The surrounding properties also carry a “fascinating history”, said Brown&Co, adding that the whole development is “beautifully maintained”.
