The property, which has views of the River Wensum, is situated on the ground floor of the Grade II listed former watermill on Bridge Street, Fakenham.

According to Historic England, a watermill has been on the River Wensum since at least the 17th century.
The property was rebuilt in 1720 and consequently altered and extended. It was a corn and flour mill for most of its life. In the early 1980s, the building was converted into apartments.
Number 2 The Old Mill has a private entrance door, which opens to a hallway with a large storage cupboard.
The hallway leads to a kitchen, sitting room, double bedroom and bathroom.
Outside, the property benefits from an allocated parking space in the private car park.

Selling agent Auction House East Anglia said the property "now requires improvements to realise its potential" and that it's ideal for a first-time buyer or as an investment.
The agent notes that the gas boiler needs to be replaced.
The property, which is up for sale leasehold, will go to auction on Wednesday, December 11 at 11am. The 199-year lease began on January 1, 1986.
The new owner will need to pay an annual ground rent and service charge, which includes water rates, building insurance, maintenance, repairs, electricity and cleaning of the communal areas.
