Auction House East Anglia held its eighth and penultimate auction of the year on Wednesday, October 23.
Robert Hurst, auction surveyor, commented: “We sold 72 lots raising nearly £13 million. It was a large auction as many sellers entered properties keen to secure an exchange of contract before a possible capital gains tax rise in the October budget.
“In many cases, motivated sellers set competitive reserve prices, giving buyers the opportunity to secure deals at competitive prices.
“The highest price lot sold was a Grade II* mixed-use investment comprising a let dental surgery and three flats producing £47,549 pa on St Martin at Palace Plain in Norwich, which sold for £732,000.
“The lowest price lot was a small parcel of land measuring 0.1 of an acre off Wellingtonia Crescent in Hingham, which sold for £8,000.”
A mixture of lots across East Anglia including residential, commercial and land went under the hammer. Some of the sales include:
- A three-bedroom terrace house on Portland Street in Norwich sold for £246,000.
- Two riverside amenity plots with a boathouse off Harmer Lane in Cringleford sold for £35,000.
- A detached bungalow of non-standard construction off Griffin Lane in Norwich sold for £114,500.
- A terraced house requiring renovation on Shipstone Road in Norwich sold for £162,000.
- A 0.1-acre parcel of land off Laundry Close in Thorpe St Andrew sold for £14,000.
- On behalf of a housing association, a three-bedroom, semi-detached house in need of updating on Church Road in Barford sold for £208,000.
- A three-bedroom, semi-detached house, subject to a regulated tenancy producing £113.50 per week, on Plumstead Road in Thorpe End, Norwich sold for £187,000.
- A third of an acre development site with planning permission to build eight flats on Dereham Road in Norwich sold for £168,000.
- A two-bedroom, semi-detached bungalow on Albert Street in Spalding sold for £131,500.
- A three-bedroom, semi-detached house of non-standard construction on Daniels Crescent in Long Sutton sold for £90,000.
- A vacant shop on the High Street in Lowestoft sold for £56,500.
- Eight houseboat lodges set in 11 acres of marsh and woodland on the River Ant at Wayford Bridge, near Stalham, sold for £470,000.
- A riverside cottage on Wroxham Road in Coltishall sold for £360,000.
- A detached bungalow set in 2.3 acres on Buck Brigg in Hanworth sold for £440,000. A nearby 1.3 acre paddock sold as a separate lot for £106,000.
- A one-bedroom, flint mid-terrace cottage on Museum Street in Sheringham sold for £148,000.
- A two-bedroom, end-terrace cottage on Rectory Row in Great Massingham sold for £178,000.
- A building plot on Hammond Way in Somersham, near Huntingdon, sold for £95,000.
- A three-bedroom, semi-detached house let producing £750 pcm (£9,000 pa) on North Walsham Road in Beeston sold for £175,000. The adjoining semi-detached house let producing £725 pcm (£8,700 pa) also sold for £175,000.
- A Grade II listed farmhouse set in 13 acres on Rectory Road in Topcroft sold for £476,000.
- A development site with planning permission for 12 flats on Lancaster Avenue in Watton sold for £220,000.
- A three-bedroom detached bungalow on Ketts Hill in Necton sold for £193,500.
- A three-bedroom, semi-detached bungalow requiring updating on St Hilda Road in Dereham sold for £207,000.
- A one-bedroom, first-floor flat with short lease let producing £6,600 pa on Chapel Road in Wisbech sold for £26,000.
- A two-bedroom flat on Cubitt Way in Peterborough sold for £130,000.
- A first-floor studio flat on Weston Way in Newmarket sold for £65,000. Another flat in the same block sold for £67,000.

- A Grade II listed, three-bedroom, mid-terrace house let producing £490 pcm (£5,880 pa) on Tolhouse Street in Great Yarmouth sold for £100,000.
- A mixed-use property comprising a let shop and four flats let producing £38,800 pa on Northgate Street in Great Yarmouth sold for £261,000.
- A two-bedroom terraced house let producing £595 pcm (£7,140 pa) on Silkmill Road in Great Yarmouth sold for £85,000.
- A two-bedroom, mid-terrace house requiring modernisation on St Peters Plain in Great Yarmouth sold for £82,000.
- A five-bedroom detached property on School Road in Drayton sold for £505,000.
