A bid to build 27 houses in a Broads village has been approved despite concerns from villagers over the impact on local services and infrastructure. 

The proposed development, by Badger Building, will see the construction of 27 houses and bungalows on land in Reedham near Barn Owl Close, a recent development of 24 homes.  

The site is located just 350m from the River Yare and will include a mix of properties, ranging from one to four bedrooms.  

Eighteen of the homes will be sold on the open market, while six are earmarked for affordable rent and three will be shared ownership.

A 222-square-metre children’s play area is also planned, featuring wooden balance beam equipment, a bench and waste bins. 

While Reedham Parish Council supported the development, it called for a 20mph speed limit to be introduced in the village to mitigate increased traffic.  

Norfolk County Council Highways has echoed the request for a lower speed limit. 

However, the plans have sparked 69 objections from residents who have raised concerns about road safety, infrastructure strain and the potential impact on the village’s character and ecology.  

One objector described the proposed development as a "sword of Damocles" over Reedham.

Michael Rayner, from the Campaign to Protect Rural England (CPRE), has also objected, arguing that the site lies outside Reedham’s settlement boundary, which goes against council policy. 

Councillor Grant Nurden, who represents Marshes ward on Broadland District Council, highlighted concerns over the village’s sewerage treatment plant, which he says is "already at capacity”.
