Plans to convert an agricultural building into a home at a caravan spot have been denied over environmental concerns. 

John Fish and his wife, the applicants, hoped to turn their farm building at Walnut Tree Farm between Dereham and Swanton Morley into a four-bedroom home.

The farm offers six pitches for holiday-goers in caravans to experience rural Norfolk at Swanton Road.

The proposal was designed to be a "significant enhancement of the conversion scheme" by providing a better aesthetic and greater energy efficiency, while still retaining its existing form and agricultural feel, according to the report.

Dereham Town Council gave no objections to the plan, saying there was also "scope for a more imaginative design".

However, Breckland Council was concerned the development would impact on the area in which the farm is located.

It said: "Insufficient information has been provided in order to satisfactorily demonstrate that the proposal would not cause adverse impacts to the integrity of protected habitats including the River Wensum Special Area of Conservation and the Broads Special Area of Conservation."
