Auction House East Anglia held its seventh auction of the year on Wednesday, September 11, selling 62 lots and raising nearly £13 million. 

“It was a large auction, as many landlords entered properties as they are concerned about a possible capital gains tax rise in the October budget,” said auction surveyor Robert Hurst. 

The highest price lot sold was a mixed-use investment on Great Melton Road in Hethersett, comprising seven commercial units and four flats that are let and produce £123,220 pa, which sold for £1,180,000.

The lowest price lot was a small parcel of land extending to 0.2 of an acre off Fressingfield Road in Metfield, which sold for £10,000.

A mixture of lots across East Anglia went under the hammer, including:

  • On instruction of a housing association, a three-bedroom, semi-detached house requiring updating on Rectory Lane in Dickleburgh sold for £197,000.
  • A small 1,035 sq ft parcel of land suitable for parking off Unthank Road in Norwich sold for £49,000.
  • Ten garages off Kinver Close in Norwich sold for £102,000.
  • A registered HMO let producing £33,792 pa on Aylsham Road in Norwich sold for £200,000.
  • Three Grade II properties off Ice House Lane in Norwich sold as one lot for £400,000.
  • A three-bedroom detached house requiring remedial work off Greenway Lane in Fakenham sold for £130,000.
  • A two-bedroom terrace house on Edinburgh Court in Kings Lynn sold for £94,000.
  • Two maisonettes on Milton Avenue in Kings Lynn sold as one lot for £136,000.
  • Three shops (one let at £7,200 pa and two vacant) on St Nicholas Street in Diss sold as one lot for £240,000.
  • A development site with planning permission for two houses on The Street in Poringland sold for £211,000.
  • A three-bedroom, semi-detached house on The Hill in Tuddenham sold for £167,000.
  • On instruction of liquidators, a builders yard off Crown Road in Dereham sold for £129.000.
  • 27 acres of agricultural land off Church Road in Watton sold for £275,000, equating to over £10,000 per acre.
  • A three-bedroom cottage on London Street in Whissonsett sold for £160,000.
  • Three acres of amenity land off Heron Way in Hickling sold for £51,000.
  • A derelict barn set in half an acre off Low Road in Tasburgh sold for £75,250.
  • A three-bedroom detached cottage requiring improvement on Cherrytree Road in Tibenham sold for £180,000.
  • 11 acres of woodland off Sandy Lane in Rockland All Saints sold for £91,000, equating to over £8,000 per acre.
  • A one-bedroom semi detached bungalow on Station Road in Earsham sold for £118,000.
  • A two-bedroom semi detached house in need of modernisation on Halfpenny Lane in Wisbech sold for £84,000.
  • Two flats let producing £11,880 pa at Cedric Place in Great Yarmouth sold for £70,000.
  • A one-bedroom coach house on Celandine Close in Carlton Colville sold for £110,000.

Auction House East Anglia is now taking entries for its penultimate auction of the year on Wednesday, October 23, with a closing date for entries towards the end of this month.
The last auction of the year is on December 11.
