An "outstanding" farming estate in the heart of the Suffolk countryside is expected to attract lifestyle buyers after hitting the market with a guide price £5.25m.
Rookwood Hall, at Stanningfield near Bury St Edmunds, includes a five-bedroom family home and an indoor swimming pool.
The 265-acre property also features productive arable fields alongside parkland and woodland, with buildings including a grain store, and a building which has been modernised to provide "substantial storage space for cars".
Property agent William Hargreaves, who leads the rural agency team at Savills in East Anglia and is based in the firm’s Suffolk office, said the sale would appeal to buyers looking for "an amenity estate in an idyllic location".
“Our clients purchased the farm in the early 2000s and have decided the time is right to downsize,” he said. “It’s an outstanding small estate with extensive facilities – in arguably one of the best areas of Suffolk.

In a separate listing, Savills is also selling up to 550 acres of adjoining farmland owned by a neighbour – and Mr Hargreaves said there could be potential to combine the two.
"When combined with Rookwood [it] would make for an interesting farming opportunity of up to circa 800 acres,” he said. “In that circumstance a buyer would likely be someone who has perhaps sold elsewhere and is looking to relocate their farming business.”
