Auction House East Anglia held its second auction of the year on Wednesday, March 20, selling 70 out of 98 lots offered, giving a 71pc success rate and raising over £10 million.
Robert Hurst, auction surveyor, said: “There was plenty of activity with the auction taking six hours to complete from start to finish. We saw an increase in the number of people buying to live in rather than the traditional type of auction purchaser looking to buy and flip. These buyers were encouraged by sensible asking prices and the certainty of the purchase reaching completion without delays.
“We also had a number of instructions from people who had come to the end of their competitive fixed-rate mortgage deals. The significant rise in monthly repayments has proved challenging and they needed to exit the market quickly so chose a sale at auction for the speed and certainty that can be delivered.”
According to Auction House, the highest price achieved was the sale of a two-bedroom detached cottage set in 29 acres of woodland at Marsham Heath, on behalf of executors. It was said to be the most popular lot in the auction, with numerous internet, telephone and proxy bidders, and it sold for nearly double its reserve price at £475,000.
The lowest priced lot was a block of five garages at Barnfield Close in Hickling, which sold for £38,000.
A mixture of lots including residential, commercial and land went under the hammer. Some of the sales include:

- A three-bedroom terrace on Temple Road in Norwich sold for £168,000.
- A two-bedroom mid-terrace house that's let for £430pcm (£5,160pa) on Rackham Road in Norwich sold for £110,000.
- An end-terrace house in need of modernisation on Merton Road in Norwich sold for £232,000.
- A four-bedroom terrace requiring modernisation on Spixworth Road in Old Catton sold for £234,500.
- A four-bedroom detached house on Withy Way in Taverham sold for £293,000.
- A three-bedroom semi-detached house requiring remedial repair on Briar Road in Harleston sold for £142,000.
- A two-bedroom semi-detached cottage that's let for £320pcm (£3,840pa) on Yarmouth Road in Thorpe-next-Haddiscoe sold for £202,000. Two other semi-detached cottages that are let for £220pcm (£2,640pa) on the same road sold for £135,000 and £124,000 respectively. 11.8 acres of adjoining arable land sold for £141,000.
- On instruction of executors, a Grade II listed one-bedroom timber-framed cottage on Ipswich Road in Dickleburgh sold for £100,000.
- On behalf of a housing association, a three-bedroom semi-detached house on Norwich Road in Stoke Holy Cross sold for £270,000.
- A three-bedroom semi-detached house in need of modernisation on Saddlebow Road in King’s Lynn sold for £72,500.
- A three-bedroom house off Fox’s Lane in West Lynn sold for £143,000.
- A three-bedroom detached bungalow in need of modernisation on Collins Lane in Heacham sold for £210,000.
- A three-bedroom terrace that's let for £750pcm (£9,000pa) on Little’s Crescent in Ipswich sold for £130,000.
- A detached Victorian house requiring modernisation on Emlen Street in Ipswich sold for £175,000.
- A two-bedroom terraced cottage in need of modernisation at The Londs in Overstrand sold for £205,000.
- On behalf of a public body, a two-bedroom detached bungalow at Newfields in Sporle sold for £151,000.
