A historic cottage restored to create a stunning three-bedroom home has hit the market in Ingham, near Stalham, at a £665,000 guide.
Town House, on the market with Jackson-Stops Norwich, is a Grade II listed semi-detached home dating back to the 14th century with additions from the 18th and 19th centuries.
It occupies a historic site alongside the adjoining Ingham Swan, and much of the garden originally formed part of the ancient Ingham Priory. It offers views of the lovely 14th century Holy Trinity Church.

In September 2017, the property was involved in a fire originating from the Ingham Swan. Since then, structural restoration work has been completed including construction of a new roof structure, roof coverings, fire barrier, new thatch and insulation to the roof and loft, and new conservation double-glazed windows.
The current owners have carried out further improvements since acquiring the home in 2021, overhauling the ground-floor sash windows and refinishing the kitchen/dining/garden room floors, as well as adding acoustically insulated partitions, new electrics and plumbing, new bathrooms with underfloor heating, new carpets and interlinked smoke and heat detectors throughout.
Town House also boasts new smart heating controls, conservation-style vertical column radiators and a new mains water softener.
On the ground floor, there are three main reception rooms to the front of the property.
A reception hall features pament tiled flooring, exposed oak beams and a flint wall panel, plus an inglenook fireplace with wood-burning stove.
The sitting room also has exposed oak beams, brickwork, wood flooring and an inglenook fireplace with pament hearth and wood-burning stove.
The third reception room, which was originally the village’s shop and post office, has also been used as a sitting room, playroom and studio. It also offers access to the outdoors and down to the cellar.
The kitchen has also been upgraded and benefits from ample built-in cabinets and island with new solid oak worktops, a new 1.5 composite sink and mixer tap, and a Rangemaster Esprit oven with five-burner induction hob and extractor.
There is space and plumbing for a freestanding dishwasher and a freestanding fridge/freezer.
The adjoining breakfast/garden room is a light and sunny space with underfloor heating and bi-fold doors out to a terrace, and there is a separate dining room with a feature fireplace, oak beams, exposed brickwork, a flint panel and an original 15th century internal window.
Off the kitchen/breakfast/garden room is a shower room comprising a walk-in shower, new vanity sink, heated towel rail and WC, as well as a utility with space and plumbing for laundry appliances.
Completing the ground floor is a fourth bedroom/study – perhaps even a fourth reception room if desired – and an unused outbuilding with planning permission to convert into a one-bedroom self-contained annexe.
Jackson-Stops noted that the previous owner has made a "material start" with the conservatory and shower room and so “further works listed are secured in perpetuity”.
There is also permission for spiral stairs down to the cellar and improved cellar ventilation.
Upstairs, the grand master bedroom features exposed brick and flint and a mezzanine floor with light, power and access to the loft. A sliding timber door leads through to an en suite featuring smart-controlled underfloor heating, WC, freestanding bath, bespoke vanity and heated towel rail.
The other bedrooms are all equally characterful and include exposed timbers and brickwork. They are served by a family bathroom with smart-controlled underfloor heating and towel rail, WC, large walk-in shower, freestanding bath and a bespoke double vanity.
Outside, Town House is approach by newly installed gates which lead to a garage and space for off-road parking.
To the rear, the striking garden and grounds extend to approximately 0.64 of an acre, subject to measured survey. The Holy Trinity Church can be seen to the south, and remains of Ingham Priory’s cloister walls still survive.
A sheltered, paved terrace with outside lighting abuts the property with a gravelled pathway ambling down to the main garden, which is described as a haven for wildlife and forms part of the local conservation area.
Later marl workings have added to the garden’s unique feel, and there are areas of sunken lawn surrounded by plants such as rambling roses, buddleia, peony, honeysuckle, japonica and more.
Areas have been underplanted with spring bulbs and wildflowers to produce year-round interest, and there are also several specimen trees including hazel, walnut, oak, beech, larch, sycamore and holly.
