A rare opportunity to own a detached Arts and Crafts home designed and built by a renowned local landscape architect has come up in Brundall.

Marsh Acre, which is on the market at a guide price of £1 million with Fine & Country, was built for Captain Sandys-Winsch who designed and oversaw the construction and creation of a number of parks in Norwich including Eaton, Heigham, Waterloo and Wensum Park.

Sandys-Winsch became parks superintendent in 1919, a position he held for 34 years. At the time Norwich had few open spaces, but his retirement there were around 600 acres of parks and open spaces. He was also responsible for planting 20,000 flowering trees in the city’s parks and streets.

Selling agents Fine & Country said: “He chose this plot in Brundall because the garden is large and south facing – he brought all his expertise to bear on his own mini park.”

Only four families have lived in Marsh Acre since its construction in 1925, enjoying its privacy and lush green surroundings whilst also taking advantage of its excellent connections to the city.

Inside, the current owners have opened up the accommodation to create several spacious rooms on the ground floor.

The generous main sitting room was originally two rooms and still retains two attractive brick fireplaces with wood mantels. Double doors at the end of this room lead into the conservatory and an outdoor terrace.

A generously-sized study that was originally the kitchen sits off the living room, with the current owners having moved the kitchen into a modern extension off the original dining room.

This has created a wonderful open space that makes the most of the views over the garden.

The current owners are also keen cooks, which is reflected in the handmade Bryan Turner kitchen with a large bay window and plenty of storage space. There is also a beautiful copper fireplace to the dining end of the room and a separate utility and laundry room.

Upstairs, there are four large double bedrooms. The impressive master bedroom forms the upper level of the recent extension and has an en suite shower room with two roof lights, a dressing area and double doors opening on to a Juliet balcony.

The smaller fifth bedroom, also with a roof light, could be used as a cosy study if desired, and all of the bedrooms share a family bathroom.

Outside, the large outdoor terrace makes a brilliant entertaining area and the beautiful, landscaped, south-facing gardens of Sandys-Winsch’s ‘mini park’ extend to 1.07 acres with fields surrounding. Mature trees and plants complement some of the more formal areas, and the current owners said they have made some wonderful, year-round memories in this one-of-a-kind space.
