Sitting on land of approximately 1.85 acres (subject to measured survey), including equestrian land and stables, the main property has been lovingly renovated throughout while retaining a number of character features including exposed beams and brick walls throughout and original windows.
Also included in the sale is a three-bedroom annexe, attached to the main property and currently run as a successful holiday let.
Sutton Windmill is a Grade II listed building and the tallest surviving windmill of its kind in Britain. It was originally built in 1789 with eight floors, until an extra floor was added in 1861 after a serious fire. A lightning strike led the mill to cease operation in 1940 before becoming a museum in 1975 and finally closing completely in 2008.
The Granary is also Grade II listed and acts as the main living area. Selling agents By Design say that it offers “stunning accommodation which is suitable for the family, offering in excess of 7,000 sq ft of internal living space, lovingly renovated throughout to a high standard while retaining many character features.”
The Granary is entered via the sitting room, an impressive space with a timber-beamed ceiling, exposed brick walls and original feature windows to front aspect. It also features an inglenook fireplace with multi-fuel burning stove and solid wood herringbone flooring with under floor heating.
A second large reception room, currently used as a playroom, is accessed off this room. It also has exposed brick feature walls and underfloor heating and leads into a home gym, which could be converted into a third reception room if desired.
There is also a handy shower room on the ground floor with a waterfall shower and secondary shower head, low-level WC and wash basin.
At the rear of the Granary is the kitchen/family room. At over 85ft in length, this open-plan space is described by By Design as “a room with a real wow factor”. Its vaulted ceiling with original timber beams and smoothly plastered and exposed brick walls create a space that combines classic features with a rustic modern aesthetic.
The kitchen area features a range of base and wall units with quartz worktops and matching central island, an inlaid ceramic hob, three Bosch single door ovens, built-in coffee machine, double Belfast sink with mixer tap, integrated dishwasher, wine cooler and a breakfast bar recess. There is also space for a free-standing American style fridge/freezer.
A large larder cupboard with glass panelled doors and fitted shelving offers extra storage, alongside the adjoining utility room with in-built units, sink and drainer and space and plumbing for washing machine and tumble dryer.
The lounge area is fitted with carpet and underfloor heating, and a wrought iron staircase with wooden block steps leads to the first floor.
The first-floor landing is in-keeping with the rest of the house and provides access to three bedrooms – all with en suites including waterfall showers. The largest of the three bedrooms also has fitted wardrobes and a door to a small balcony.
Three further bedrooms with vaulted ceilings are found on the second floor, including the expansive master bedroom, which has its own dressing room with fitted wardrobes, and an en suite with a freestanding bath and waterfall shower.
There is also a family bathroom on the second floor comprising roll-top, free-standing bath with mixer tap and shower attachment, waterfall shower, feature wash basin, WC and heated towel rail.
Attached to the Granary between the windmill and main body of the property is a three-bedroom holiday let. It features a kitchen/lounge dining room with timber beams, an electric oven and ceramic hob, space and plumbing for a washing machine and free-standing fridge/freezer.
A shower room with waterfall shower is accessed off this room, while the first floor houses a single carpeted bedroom and the second has a further single, a double with a vaulted ceiling with timber beams, and a cloak room with a low-level WC and wash basin.
Outside, the mill benefits from an electric gated driveway with off-road parking for multiple vehicles and vehicular access to the rear garden, in addition to a double cart house and a workshop.
