Plans for self-build homes in a Norfolk village have been turned down.
Heacham Land applied for outline permission for eight new properties on the site of redundant buildings at Marea Farm, in Heacham.
A planning statement said self-build would be cheaper than market housing, because its cost does not include the developer's profit margin.
It proposed 'low-rise' three and four-bedroom properties for the site.

But Heacham Parish Council objected, saying the site on School Road was outside the village's development boundary.
A planning officer's report said the land was a greenfield site located in the countryside.
The report said West Norfolk council could show it had more than five years' supply of deliveravble housing land.
It concluded: "In light of an up-to-date plan and more than a five-year supply of housing land there is no need to develop greenfield sites within the countryside where there are no material benefits and likely significant impacts on protected species and sites."
The plans were turned down by officials under delegated powers.
