A huge country house believed to date back to the late 16th century has returned to the market with a new “slimmed down” offering.
North Farm House was once part of the historic Hoveton Hall Estate and is Grade II listed - but it does require a full programme of renovation and refurbishment to restore it to its former glory.
The property appeared on the market with Savills late last year and was priced at a guide of £1.4m, but James Martell, handling the sale for Arnolds Keys, says the package on offer has since been slimmed down.
“Originally the property included 2.5 acres and a detached barn; this time around it comes with 1.4 acres and without the barn,” he explains – although buyers should still be aware of the scale of work required.
“A buyer should be under no illusion about the scale of work required at this property,” Mr Martell continues, “but once completed it could create the most amazing home for someone.

“It’s sat in such a peaceful spot, right in the centre of the Broads. The current package takes into consideration the time and effort required to renovate the property, as well as the residual value of the house once complete.”
The house still retains a wealth of original features, including large windows, cast iron radiators and fireplaces, but perhaps most impressive of all is its Tudor staircase.
On the ground floor there is a large reception room with an open fire and views over the gardens, a kitchen with its original servants’ bells and a central entrance hall.

Six bedrooms are arranged over the first and second floors, all of which are generously proportioned, and the principal bedroom also has an en suite.

“The house has a lot of faded grandeur about it – you can see what it would have been like over 400 years ago when it was built, as well as in times more recent,” says Mr Martell.
“But it needs someone to sympathetically bring it back to life, whilst considering that the building is not only listed, but sat in a conservation area.”
Outside, the property is surrounded by open farmland and grounds of around 1.4 acres. These comprise a formal garden to the rear and a sunken garden which would be perfectly suited to an outdoor pool.
