Planning permission was granted in 2022 for a new 6,000 ft country house designed by Ben Pentreath, a classically-trained architect and interior designer who helped Catherine, Princess of Wales, with the renovations of Anmer Hall on the Sandringham Estate.
Mr Pentreath studied art history at the University of Edinburgh before attending the Prince of Wales’ Institute of Architecture. He has worked in New York, and with the Prince’s Foundation and for Duchy of Cornwall, and in 2004 founded his own practice in London.
The development plot in Helhoughton, near Fakenham, is for sale with Sowerbys for £875,000 and includes two acres of land, as well as the plans for a “traditional style house” with views over the land of the Raynham Estate.
Home to the Townshend family for nearly 500 years, the area is often referred to as the ‘gateway to north Norfolk’.
Once complete, the new home will comprise almost 6,000 sq ft and will include several reception spaces and bedrooms, along with a 500 sq ft garage.
The actual building will be arranged over three storeys, with a single-storey wing to the rear and a Georgian-style façade. There will also be a sweeping driveway out the front and parkland-style grounds surrounding it.
The floorplan suggests that, once complete, the property will include a large entrance hall at the front with a dining room, library and drawing room to the front.

Off the back there will be a kitchen with an island in the centre and then a further open-plan living and dining space towards the rear. Up to four en suite double bedrooms could be created on the floor above.
