Mill Hill Farm in South Walsham is for sale with Town & Country Estate Agents for offers over £695,000 and comprises a three-bedroom cottage, kennels and around 2.5 acres of land.

The cottage dates back to at least 1866, possibly earlier, and is arranged over two storeys.

On the ground floor, it offers an entrance hall, sitting room, dining room, kitchen, shower room and two conservatories.

Throughout, the rooms have been well-maintained and decorated neutrally, with light and airy spaces and a rustic charm that’s traditional in rural farmhouses. Three bedrooms and a bathroom are accessed by a central landing upstairs.

A spokesperson for Town & Country says that the property boasts some “quite outstanding outside space”, including a courtyard entrance and stables which, subject to planning, could be converted into residential use.

Much of the land is laid to grass and fenced off. Over the years, the farm has been home to sheep and horses. More recently, it has been a training location for sheep dogs, with kennels still largely in place.

At one point the property also included a five-bed home, which was lost to fire several years ago. Some remains of it can still be seen today.

According to Town & Country Estate Agents, the property “has a unique selection of opportunities to rework the existing space, with great access to the road and is largely neighbour free”.
