A former school building has come up for sale in Great Ryburgh near Fakenham for £725,000.

A spokesperson for selling agents Sowerbys says that the building “has welcomed multitudes of people inside over the course of its history”, having been built as a school in the Victorian era and then used, more recently, as a day nursery.

The property still offers echoes of its past, from the bell tower housing its original bell – now restored – to the commemorative tablet at the end of one of its gables, marking the end of the Second Boer War.

The current owners have converted much of the building into residential use, although it still offers huge potential for new owners, subject to planning. Sowerbys describe it as a “rare opportunity”, offering over 5,500 sq ft of potential space.

The ground floor currently combines residential living space with echoes of the building’s more recent use as a nursery. It includes the former nursery entrance, toilet block and what was once a large classroom, where two smaller spaces could be separated by concertina doors. There is also a separate play room.

The rest of the ground-floor comprises a spacious kitchen/family room, large reception room, snug, music room and a further, smaller bedroom created out of the former headmaster’s office.

Upstairs, two generously-sized bedrooms are nestled into the eaves of the pitched roof and served by a four-piece family bathroom. The loft also provides plenty of storage space.

In addition, a spokesperson for Sowerbys says that the current vendors have “improved much of what isn’t visible”, including installing double-glazing to the original windows, adding insulation and replacing the slate roof.

The electricity has also been updated and a new central heating system installed.

Outside, there are good-sized gardens – including several children’s play areas - and ample off-road parking.
